Although we have developed relationships with onwers and lenders, we are always looking for new relationships and properties that are not on the open market. Even if we do not buy a property, we often know of others that may be interested. We look at both pre-MLS properties and those that are formally listed by brokers.
The key to successful product acquisition and in fine-tuning the property search is to understand the issues and characteristics that are not described in national or local listing databases. These databases do not articulate the significant difference in properties on a street by street, sub-market by sub-market, and building by building basis. The intimate local knowledge of the markets and the ability to properly assess each property is essential to prime acquisitions and solid returns.
Smaller properties under $3 million. The market for these assets is relatively inefficient, difficult to access for private partners, all but impossible for IRA partners, and too small for REITs and other institutions. We take a balanced approach to maximizing risk-adjusted returns and long-term capital appreciation and expect to hold properties for five years. This market niche is attractive because (1) prices are lower due to the recent national real estate crash, (2) these properties do not qualify for the 1-4 unit effective government subsidized residential financing, and (3) these properties are too small to attract REIT and private equity funds.
